Buying a home can be one of the most important and exciting things you will ever do. At the same time, the conveyancing procedure can be very stressful. What is conveyancing?

Conveyancing is the general term used when buying and selling a property.

Our conveyancing team is accredited to the Conveyancing Quality Scheme, the Law Society’s quality standard for solicitors who achieve consistently high levels of service and advice in residential conveyancing work.

We are able to provide fixed fees based on the price of the property you are selling and/or purchasing.

Conveyancing fees


These are the other costs payable to third parties that relate to your transaction. We pay for disbursements on your behalf, but these are a separate cost to our fees. Disbursements include:

  • Stamp Duty Land Tax (SDLT) – the rules for calculating SDLT can be complicated. The amount payable will depend upon the purchase price. The current rules provide for a zero rate up to £500,000 with a maximum rate of 12% on any value above £1.5 million.

  • Search fees are between £200 and £500 plus VAT at 20% (searches may include local, chancel repair, environmental, planning and drainage, and the fees payable to local authorities nationally can vary quite significantly).
  • Land Registry fees do not carry VAT and range between £40 to £910 depending on the value of the property. Check your Land Registry fees
  • Leasehold Notices to landlords are between £5 and £500 plus VAT at 20%, depending on the wording of the lease and the charges made by the managing agent.
  • Leasehold information pack charges are between £200 and £500 and additionally, VAT will be charged at 20% if the landlord is registered for VAT.
  • Bank fees are £35 plus VAT at 20% for a CHAPS payment and £7.50 plus VAT at 20% for a BACS payment.

These fees as they apply to your sale or purchase will be detailed in your quote.

Our fees do not include any external costs eg. Estate agents, removal costs and environmental remediation costs – you will be responsible for these items.

Please note that we do not pay referral fees to agents and so you can rest assured that you will get completely independent legal advice.
